Burwood roofing, from the Appian Way to the apartment towers
Roof repairs, restoration and gutters in Burwood. Federation homes around the Appian Way and Burwood Park, Victorian villas, plus tower podium roofs.
Other areas we serve
The widest range of roofs on our list
Burwood holds more variety than any other suburb we cover. The Appian Way conservation area — the council's oldest established precinct, with its curved street and large Federation houses — sits a few minutes from the Burwood Road retail strip and the apartment towers around the station. In between are Victorian villas, substantial Federation homes near Burwood Park and Shaftesbury Road, and whole streets of inter-war brick.
Burwood Council lists its conservation areas in Schedule 5 of the Burwood LEP 2012, and the Appian Way properties have also been progressed as a group heritage listing.
What we work on here
Federation and Victorian homes. Large, complex roofs with many valleys. Rusted valley irons, crumbling ridge pointing, cracked terracotta and poorly formed flashings at gable and chimney junctions. Slate still appears on some of the older villas, which is a different trade to tile.
Inter-war brick. Low-slung tiled hips. Textbook restoration candidates, with rebedding and repointing as the core work.
Medium-density and strata. Low-pitch tile and sheet roofs, long internal gutter runs serving a large catchment through too few downpipes, rusted sheet ends, and lifted ridge capping after wind. Drainage capacity is the recurring issue, and gutter work is usually the answer.
Heritage, and what it limits
Inside a listed conservation area the street-visible covering, profile and colour can all be controlled, and changing material may require consent rather than being exempt work. On an Appian Way house that is a serious constraint and a sensible one.
We specify to the applicable controls, use matched material where originals are visible, and flag when council is likely to be involved. We do not make promises about consent outcomes.
Access varies more than you would expect
A Federation home on a deep block with a driveway is straightforward. A terrace-style row near the station, or a four-storey block with no crane access, is not. The access method and any permit requirement goes into the written quote as a line item.
