Roofing in Marrickville, from Illawarra Road to the Cooks River

Three kinds of roof in one suburb

Marrickville does not have a single housing type, and that is the first thing that matters. Around Illawarra Road and Marrickville Road there are tight rows of attached terraces and semis with parapets and box gutters. Behind Henson Park and out towards Steel Park on the Cooks River the stock shifts to Federation and inter-war brick with eaves and tiled hips. Then there is the industrial band — warehouses and former factories near the Addison Road precinct, with long low-pitch sheet roofs and internal box gutters that drain enormous catchments through very few outlets.

Each of those fails differently, and we quote them differently.

What we get called out for here

On the attached rows, the usual story: a box gutter behind the parapet that has backed up through a choked sump, with no overflow device to release the excess outside the building. On the detached half it is crumbling ridge pointing, rusted valley irons and eaves gutters hung without fall. On the warehouse conversions it is sheet ends corroded over the gutter and fasteners backing out.

The Cooks River side adds a leaf problem. Established street trees drop steadily into valleys and gutters, and a flat channel holding wet litter corrodes from the inside.

Most of the work here is leak repair and gutter work, with restoration on the tiled bungalows.

Access notes

Terrace access near the two main roads usually means scaffolding and sometimes a footpath occupation, because there is no setback and no side path. The inter-war streets further south generally have a driveway, which makes the same job substantially cheaper. That difference is priced in the quote rather than discovered later.
