Terraces at one end, bungalows at the other

Leichhardt covers more ground than most of its neighbours, and the housing changes as you move across it. Around Norton Street, Marion Street and the Parramatta Road end, it is attached Victorian terraces and Federation semis with parapets and box gutters. Towards Pioneers Memorial Park, Lambert Park and the Hawthorne Canal, the stock opens out into Federation and inter-war brick on separate blocks with eaves and tiled hip roofs.

The terrace half

Box gutters between parapets, one downpipe, no overflow device, and a shared flashing with next door. The leak is almost always in the drainage, not the covering. A sump with a handful of wet leaf litter in it is enough to put water over the back lip of the gutter and into the ceiling, because a box gutter on a Class 1 home is designed with only 30 mm of freeboard to spare. The bungalow half

Conventional tiled-roof faults: ridge and hip pointing crumbled, valley irons rusted out under leaf litter, cracked tiles, eaves gutters hung with no fall, no sarking under the tiles. These are the roofs where a genuine restoration makes financial sense — rebed, repoint, replace tiles, reseal valleys, then coat.

Parramatta Road frontage

Along the northern edge there are shopfront residences and small commercial buildings with parapets and internal box gutters draining a large flat catchment through very few outlets. Those are high-consequence roofs: when the outlet blocks, the water goes inside. They get inspected with the drainage capacity in mind rather than the tile count.

Access

Varies widely across the suburb. Norton Street terraces mean scaffolding and possibly a footpath occupation; the bungalow streets usually have a driveway. The method and any permit cost go in the written quote.
