Sydney's oldest surviving housing, on a harbour peninsula

Balmain has roof stock older than almost anywhere else we work. Between Darling Street, Gladstone Park, Mort Bay and Elkington Park there are 1850s and 1860s sandstone cottages, long rows of Victorian terraces, and semis stepping down the slopes to the water on both sides. The peninsula narrows towards Balmain East, and the blocks narrow with it.

Two things define roofing here: the materials are genuinely old, and getting to them is genuinely hard.

Slate, lead and the original fixings

A great deal of Balmain is still under its original slate. The slate itself is frequently sound after a century and a half — slate does not wear out the way tile does. What fails is the iron nails holding it on. As they corrode, slates slip out one at a time, usually onto the footpath below.

That distinction decides the work. Isolated slipped slates can be cut and hooked back in. Once nail failure has spread across a whole slope, you are looking at a re-slate, which is covered under roof replacement.

The flashings are lead, not pressed metal — chimney aprons, parapet steps, valley linings. Lead needs to be dressed and allowed to move; fixed rigidly, it cracks. There are also a very large number of original chimney stacks here, many disused, with porous brickwork and lifted aprons that show up as a damp chimney breast indoors.

Salt and wind

Harbour and Iron Cove exposure means salt in the air, which shortens the life of any ferrous metal on the roof — fasteners, gutters, flashings and sheet. Material grade and dissimilar-metal separation matter more here than inland. The exposure also means wind, which finds lifted capping and loose sheet ends first.

Access is the biggest variable in the quote

Narrow blocks, no side path, zero setback to the footpath, steep streets, and often a two-storey facade. Scaffolding is usually required, a footpath occupation is often required, and material access can mean carrying through the house. On a shared box gutter, working from the roof next door may be the only safe option.

None of that is a reason to decline the job. It is a reason to price it honestly up front, which is what the free inspection is for. Box gutter work and roof repairs are the usual services.
